This housing project is located on a challenging site in Coney Island, a long and narrow strip of land with double decker subway tracks to the north and an amusement park to the south.
In order to satisfy the elderly housing program brief, our studio developed a multigenerational housing strategy to enable “aging in place.” This flexible housing arrangement consists of four bedroom units made up of two bedroom apartments plus two studio apartments that could be detached as the residents’ needs change.
The program also contained retail and amenities located in three base layers. Prefabricated apartment modules are then stacked on top of each other and shifted in several different arrangements, generating the variegated massing.
The final project is over 400,000 square feet with over 100 four bedroom apartment units.
